Our 7 easy steps

Step 1 – Finding the right home for you
We have a wide range of property’s available. Things for you to consider

  • Location? Does your job, proximity to relatives etc need you to be located in a particular area?
  • What sort property are you looking for? Flat, house, studio, room?
  • What amenities do you need?
  • How long a tenancy period do you need?
  • How many bedrooms, bathrooms, do you need?
  • Is there off-street parking or sufficient on-street parking for your needs?
  • Do you need a garden?
  • Do you have pets, and are they likely to be allowed?
  • What is your budget?

Step 2 - Register your interest
You should register with us as soon as possible, you can do this either by visiting our office or filling in our online application, even if we don’t have the property which is perfect for you available right now, we continually have new property’s being registered with us and will contact you the minute a suitable property becomes available. We are also able to deal with long distance applications which will save you time and money.

Step 3 - Application & References
The application will provide us with details of your referees, so that references can be applied for and your information will be forwarded to the landlord for acceptance. In addition we will carry out a credit check. Where a tenant is unable to meet the required income or credit checks, the tenant may have a Guarantor agree to underwrite any rent liabilities. If the tenancy does not go ahead either because your checks are unsuccessful, you decide not to go ahead or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application you will not be charged any fees.

 We need from you:

  • Photo identification
  • Reference or contact details from previous landlord
  • Reference from employer (if applicable)
  • 2 months Bank Statements
  • 2 months Wage Slips (if employed)
  • All benefit documentation (if unemployed)
  • Contact details of guarantor (if required due to credit check failure)

Step 4 - Accompanied viewings
We will arrange accompanied viewings of any property’s you are interested in, on a day and time to suit you.
 
Step 5 - Rental paperwork and fee
Once the landlord confirms that they would like to proceed and we have your move in date you then need to pay our administration fee of £200.00 (for the credit check, and legal paper work) you will also need to pay your first month’s rent. We will draw up your tenancy agreement, forming an agreement to be signed by both parties.
We will also complete an inventory of the contents and condition of the property which will include photographic evidence prior to commencement of the tenancy. This will be supplied to both the landlord and tenant. We will carry out these checks each month for the first three months then periodically each quarter to ensure you and the landlord are satisfied.

Step 6 - Rent
You will be required to set up a standing order to pay your rent monthly to M&K. We will fill out the documentation with you when you sign your tenancy agreement.

Step 7 - Completion
Once we have completed the previous steps we will hand over the keys and you can move into your new home.
